Prior to the visit to the property extensive desk-top research is carried out which includes checking:-

Planning Applications and Building Regulations Approvals; Flood Risk; Radon; Geology; Coal Mining; Invasive Plants etc. the results of which will be included in the report.

Delivered by specially trained and fully accredited residential property surveyors, the Report gives the buyer a clear, jargon-free report on the condition of the property using a simple 1,2,3 rating guide, so it is easy to understand any risks or unforeseen expenditure that could crop up. Any significant health and safety risks will also be highlighted with an HS rating.

We offer a selection of surveys dependent on the requirements of the buyer and the condition of the property. 

A Home Buyers Report is a good option if you are buying a property that is less than 50 years old, and in a reasonably good condition, plus you have no major concerns about any specific elements of the building.

A Building Survey is a good option if you are buying a property that is over 50 years old or in poor condition.

It can also be worthwhile if you are planning to do significant work or have major concerns about the property.

The cost of a survey depends on the size of the property and the type of survey required. 

As a guide a Home Buyer’s Report on a 2/3 bedroom property would cost £450 (NO VAT)
