Level 3 Building Survey (also known as a "full strustural survey)
A Building Survey is the most thorough survey you can get. Although a Home Buyer’s Report covers the same areas of a property, extra time is allocated to the Building Survey, to allow a thorough investigation producing a comprehensive analysis of the structure and condition of the property.
It also lists defects and advises on regular maintenance and any repairs that may be required.
The surveyor will be “hands on” and do such things as check the attic and under-floor voids if accessible.
In addition each element will be commented on under the headings:- Construction and Type; Nature of Inspection; Condition; Action Required.
A Building Survey is a good option if you are buying a property that is over 50 years old or in poor condition. It can also be worthwhile if you are planning to do significant work or have major concerns about the property.
The Building Survey is produced by fully qualified and accredited surveyors who are members of RPSA (Residential Property Surveyors Association); – an organisation that accredits the work of surveyors. Homebuyers can be assured of a comprehensive report produced by a professional, trustworthy individual.
Our Building Survey is a survey, which includes entering the loft space to check the structure supporting the roof, look for signs of woodworm and/or rot in the roof timbers and check for damp around chimneys, etc.
Externally, we carry out a visual examination of the property, at higher levels using binoculars, checking the roof coverings, chimneys and gutters. An inspection of the lower sections of the walls, is carried out paying particular attention to areas around windows and doors. The condition of the render is and commented on.
With regards to the foul water drainage all inspection covers to manholes are lifted (where possible). Toilets are flushed to check the flow of the drains. The material the pipework is formed from is determined and appropriate advice given.
Within the building, the same attention is given to the internal elements of the property, checking for areas of damp, making sure windows and doors close and latch properly, turning on taps, flushing toilets, running showers etc.
The report would be issued in electronic format (pdf) using the Skyline Surveyors template, created with RICS Tech Affiliate Software.
Generally the Report would be completed between 3-7 working days after the inspection is carried out.
