Home Buyers Reports
Houses can be money pits, and buying a house is a major investment, probably the most you will ever spend on an individual item. The homebuyer really needs to be able to make an informed decision. Mortgage lenders, financial advisers, solicitors and conveyancers, all recommend that you get independent advice about the property you are buying.
The Home Buyer Report is a clear and concise and jargon free report on the condition of a property. See what the survey covers lower down the page.
The Home Buyer Report is a good option if you are buying a property that is less than 50 years old and in a reasonably good condition, and you have no major concerns about any specific elements of the building.
The surveyor is a residential property specialist, who will carry out a thorough inspection and clearly explain the condition of each element of the building, giving advice on maintenance and any repairs that are required.
The surveyor gives a cost effective service and will inspect and report on the property, allowing the homebuyer to make an informed decision.
Selling a house can be stressful and it is not always in the seller’s best interests to be fully open about its quirks and idiosyncrasies.
The Home Buyer Report tells the buyerabout any aspects of the property that is in need of urgent attention, as well as any longer term repairs that a home-owner might have to plan for.
The Home Buyer Report is produced by fully qualified and accredited surveyors who are members of RPSA (Residential Property Surveyors Association) – an organisation that accredits the work of surveyors.
What the survey covers
Our Home Buyer Reportis a survey, which includes entering the loft space to check the structure supporting the roof, and to check for any damp around chimneys etc.
Externally, we carry out a visual examination of the property, at higher levels using binoculars, checking the roof coverings, chimneys and gutters.
An inspection of the lower sections of the walls, is carried out paying particular attention to areas around windows and doors. The condition of the render is commented on.
Inspection covers to drainsare lifted (where possible) and toilets flushed to check the drains are flowing freely.
Within the building, the same attention is given to the internal elements of the property, checking for areas of damp, making sure windows and doors close and latch properly, turning on taps, flushing toilets, running showers etc.
The report would be issued in electronic format (.pdf) using the Skyline Surveyors template, created with RICS Tech Affiliate Software.
Generally the Report would be completed between 2-5 working days after the inspection is carried out.
